i agree up to a point. the difference though is one involves underfunded government agencies trying to regulate corporate greed for public safety and civil rights, the other involves those exact companies with none of the regulation.
their policies aren’t statements of intention, they are an attempt at legal deflection so that they can reap the benefits of unregulated rentals without any of the consequences
they have plenty of money if they actually took such things seriously
