Yup. According to the linked story, the Arepa Lady had a restaurant in a different location where the lease came to an end for some unstated reason. They found somewhere new in a block which contains other stores including the Starbucks.

Starbucks apparently negotiated a clause that the landlord wouldn’t permit other units in the same block to sell tea or coffee.

Presumably they pay the landlord a commensurate rent for the privilege (or agreed to a longer term or something).
