One other point - mobility issues. I’ve seen a number of people just a little older than me decide that climbing stairs a dozen times a day on bad knees isn’t much fun and move to a condo.
If they aren’t wedded to their house, condo living on a single floor starts to look attractive, especially if they anticipate being forced to do so in 5-10 years, when moving is really tough.
